Find out what types of properties are eligible for purchase.

You can begin your search by looking in your local newspaper, by contacting a local building contractor or by working with a real estate agent. If you do not know a real estate agent, ask family or friends for referrals or use the search tool at (opens a new window) . Once you find a home that meets your needs, you will need to make an offer, negotiate a price and execute a contract. When you sign the preliminary agreement to purchase a home you will be asked to pay a deposit. This deposit is called the earnest money.

Properties eligible for loans through My First Texas Home include:

  • single family units
  • single units in condominium developments and planned unit developments
  • Manufactured Housing
  • duplexes as long as one unit of the duplex is occupied by the Eligible Borrower as his or her principal resident and the duplex was first occupied for residential purposes at least five years prior to the closing date. Duplexes cannot exceed the maximum 2-unit purchase price. Refer to the Maximum Income and Purchase Price Limits Table (PDF) for the applicable 2-Unit limits per County.

Verify that the property is located within a Qualified Targeted Census Tract.

In accordance with program guidelines, My First Texas Home has funds set aside for targeted area loans. A Targeted Area is a census tract in which 70% or more of the families have incomes that are 80% or less of the statewide median income or an area of chronic economic distress. Homebuyers purchasing properties located in Targeted Areas do not have to be a first time homebuyer and purchase price and income limits are generally higher.

First, to get the census tract code visit and enter the address. Then, check to see if the census tract is included on the Targeted Area Census Tracts by County (PDF).
